Colon Plaza
Colon Plaza is a thoughtfully designed, 55-unit affordable housing development located on three city-owned parcels at 55 East 115th Street, nestled between Park and Madison Avenues in the heart of East Harlem. Developed to meet a critical housing need, the project blends quality design, community services, and long-term affordability in one of New York City’s most historically underserved neighborhoods.
At street level, the building activates the block with commercial and community-serving space, including medical and dental offices and dedicated community office space. Residents also benefit from on-site amenities such as a laundry facility, community meeting room, landscaped open space, and garden, fostering both comfort and connection.
East Harlem continues to face a critical shortage of affordable housing, with nearly 40% of local residents relying on public assistance and more than 17,000 public housing units already at capacity. Colon Plaza was developed to directly address this need by providing 100% affordable housing for households earning 60% or less of Area Median Income (AMI). Notably, 11 families residing in the building earn below 50% AMI, ensuring that the development serves those most in need.
The project was delivered with assistance from the New York State Housing Finance Agency.
Colon Plaza stands as a model for mission-driven development—demonstrating how thoughtful planning, public-private partnership, and community-focused design can deliver lasting impact and meaningful affordability in New York City.
